Specialist Valuation Process

We use expert valuation partners (NICISA, Valuation Partners, Egans) to ensure your property’s true value—rent included—is recognised. While valuations take longer (around 4–5 weeks) and cost circa $2,855–$4,000, this ensures accuracy and credibility in a complex asset class.

Broad Borrower Options

Eligible borrowers include individuals, companies, and trusts. Every applicant must have clean credit, a credit score above 600, and provide two years of full income documentation.

How does NDIS & Co-Living Lending work?

While the structure is similar to standard residential lending, NDIS and Co-Living loans involve specific policies to ensure accurate assessment of income and property value.

Rental Income Consideration

NDIS: We accept 80% of net evidenced NDIS rental income with a lease agreement, a government-approved provider appraisal (for new builds), or a specialist valuation.
Co-Living: We accept 80% of net evidenced Co-Living rental income with a lease agreement, licensed real estate appraisal, or specialist valuation.

Valuation Requirements

All valuations must be conducted by our specialist panel. Investors should allow extra time (4–5 weeks) and factor in costs of $2,855–$4,000.

Loan Restrictions

Not suitable for commercial projects or developments.
Funding up to 12-bedroom property, subject to council compliance.

Loan Purpose

Available for investment or owner-occupied use, including purchase or refinance. Cash-out under refinance is limited to 80% LVR with no exceptions.

Eligibility for NDIS & Co-Living Loans

Typical eligibility requirements include:

1. Borrower Type:
Individuals, companies, or trusts (with guarantors, where applicable).

2. Credit standing
Minimum credit score of 600 and clear credit history.

3. Income evidence:
Two years of full income documentation required.

4. Property Type:
NDIS-compliant or Co-Living property with a maximum of 6 rooms and compliant with local council regulations.

5. Valuation Compliance:
Property must be valued by one of our approved specialist firms.
