Legal Services

When you’re purchasing a property in Australia, you will almost certainly need a conveyancer or solicitor to assist with the process.

They will review the contract for sale for you and point out any unfair or onerous terms and negotiate the contract back in your favour.

A conveyancer / solicitor will also coordinate the title transfer and application of mortgage proceeds.

We recommend Dott & Crossitt Conveyancers + Solicitors, a nationwide firm that specializes in property transfers.
They are able to transact in every state and territory and are one of the highest-ranked firms in the country in terms of Google Reviews.

It is very important to have a good working relationship between your broker and conveyancer to ensure a smooth transaction for you –
and Shore Financial and Dott & Crossitt have developed this over many years working together and many hundreds of transactions.
And the good news is that Shore Financial have negotiated preferred rates with Dott & Crossitt.

You can get an instant conveyancing quote from Dott & Crossitt by completing this form

In legal terms, conveyancing is the process of transferring the title of a property from one person to another, following the sale of a property. A conveyancer is there to ensure you meet all of the legal obligations required as part of that process, as a buyer or seller.

Yes. A conveyancer (or a solicitor) undertakes the steps required to ensure you have met all of your legal obligations when buying or selling a home. While it may have been possible for a non-qualified individual to ‘do their own conveyancing’ in the past, changes to the electronic settlement laws now mean it is essentially impossible not to involve a conveyancer or solicitor in your transaction.

A conveyancer is qualified to do all things necessary to facilitate the transfer of property to or from you. This includes providing review and advice on the contract for sale.

A solicitor is also qualified to review the contract but can additionally assist in enforcing the contracts through litigation or pre-litigation procedures. Needing this is rare, but it is good to have a solicitor in your corner if you need, and at Dott & Crossitt, they have both.

Dott & Crossitt is a conveyancing franchise with access to in-house solicitors. The benefit of this, is that if issues arise throughout the sale or purchase of a property that requires litigation or pre litigation procedures, their solicitors are on hand to help.

It is known that some conveyancing firms do not clearly disclose all of their fees and incidental conveyancing fees from the outset, which can lead to a nasty surprise around settlement. Our partners at Dott & Crossitt offer a fixed fee service with every cost disclosed from the outset. They also work closely with our brokers to ensure there are sufficient funds available at settlement.

We recommend choosing a conveyancer before you start viewing homes. Once you find your dream home, you will want to move quickly. Having an idea of the conveyancer you want to use ahead of time will put your mind at ease when you need a contract reviewed on a property you’re interested in.

Our partners at Dott & Crossitt pride themselves on being readily available for urgent contract reviews. You can contact them using this form and they will arrange a contract review for you, usually same-day.
